In the traditional Tenancy Broking market a broker is defined as an agent or realtor who mediates and negotiates a business deal satisfactorily between two parties.

In the licensed sector this applies mainly to Pub Companies and Breweries who still operate traditional tenancy agreements. This is where a listing of the inventory of fixtures and fittings which are for sale is prepared and valued by the Vendor’s Broker. This document is then provided to the Purchaser’s Broker, who checks it for accuracy and then opens negotiations with the other party to agree a full and fair valuation of the chattels.

If we are representing the Purchasers in this transaction we are paid and retain monies that we disperse on their behalf on the day they acquire their new premises. Naturally we do not disperse the money until we have completed a further inspection of the inventory and have obtained all necessary and relevant documentation that needs to pass hands on the day.

Tenancy Broking is a process that assists Purchasers to understand the complexities of the breweries and pub companies systems. It helps the process of buying into a pub, often for the first time and makes it seamless and far less painless exercise than it can be.
